We offer two services to Landlords, Managed and Let Only.
Our Let Only service includes points 1-6 detailed below
1 Providing a free rental valuation and advising as to the likely rental income.
2 Marketing your property with a full colour brochure, floor plans, window display and extensive advertising to include various leading websites.
3 Interviewing prospective tenants and taking up references, which include credit searches, previous landlords, employers and right to rent checks. Seeking additional security where necessary by way of a guarantor and referencing the same.
4 Liaising with a Landlord's mortgagees where necessary with regard to references and tenancy agreement.
5 Preparing and arranging the signing of the tenancy agreement.
6 Collecting the deposit and the first months rent and paying the latter over to the Landlord less any fees or expenses due or incurred for the period. Payments will be made by bank transfer and a detailed rent statement will be forwarded to the Landlord
Our Managed service includes the above points and those detailed between 7 -15 below
7 Dealing with the deposit in accordance with current legislation and protecting it in one of the approved deposit protection schemes, until the end of the tenancy.
8 Collecting the ongoing rent and paying this over to the Landlord less any fees or expenses due or incurred for the period. Payments will be made by bank transfer and a detailed rent statement will be forwarded to the Landlord.
9 Arranging with service companies (electricity, gas & water) for meter readings and advising them of the transfer of service to the tenant at the beginning of each tenancy. We do not contact telephone, satellite, cable, TV and broadband providers.
10 Regular inspections of the property are carried out every three to six months with a report on condition being forwarded to the landlord. Responsibility for and the management of an empty property is not included as part of our service and will only be carried out by special arrangement agreed in writing between the landlord and the agent, for which an additional charge will be made.
11 Being the first point of contact for your tenants regarding repairs and maintenance
12 Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
13 Making payments on behalf of the Landlord from rents received for costs in managing the Property.
14 Carrying out an inspection and check out at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the deposit.
15 Collecting and forwarding Landlord's mail.

Landlords Fees and Charges
Set up and administration fee of £550 including vat + an ongoing fee of 12% of the monthly rent inclusive of vat.
