Situated in the moorland village of Darite just three miles north of Liskeard you will find this 2 bedroom detached bungalow that offers excellent potential to extend and or improve, subject to any necessary permissions being obtained. Enjoying far reaching views over the surrounding countryside and having a southerly aspect the property occupies a relatively level plot with gardens on all sides. Interested parties are advised that there will be two new detached houses built on the adjacent land and that a new access to this property will be created as part of that development. We would also advise that this particular property has previously had planning consent to be extended, details of which can be found below.

The property is approached from the gardens where a wooden entrance door opens into the hall.

Very spacious with multi glazed windows affording extensive countryside views. Airing cupboard housing the hot water cylinder. Storage cupboard. Radiator. Loft access hatch. Doors lead off to all rooms.

Multi aspect room with secondary glazed windows on three sides and secondary glazed doors leading to the garden. From some windows there are far reaching countryside views. Two radiators. Wall lights. Secondary window to the kitchen.

White suite of panelled bath with shower above, close coupled wc and wash hand basin. Towel radiator. Extractor fan. Wall mounted fan heater. Ceramic tiling to half wall height. Shaver point. Secondary glazed window with obscured glass.

Dual aspect room with secondary glazed windows on two sides. Radiator.

Basic range of fitted units both wall mounted and floor standing. Fitted work surfaces. Inset single drainer sink. Space and plumbing for washing machine and tumble drier. Space for upright fridge freezer. Secondary glazed window. Floor standing central heating boiler. Door to gardens.

Dual aspect room with windows on two sides, one affording far reaching countryside views. Radiator.

The property is set in gardens that are on all sides and from many points there are far reaching countryside views.

Agents Note
The property has previously enjoyed oil fired central heating from a boiler in the kitchen however this is no longer in working order and it is not the owners intention to replace or repair it.

The large area of garden to the north of the property has the benefit of planning permission for the erection of two, four bedroom detached houses. The developer involved with this has to provide a new access from the highway which will also serve the bungalow and erect a suitable boundary fence.

Planning was granted (now lapsed) in 2009 for an extension to the bungalow and this was under application number 08/00713/FUL

From Liskeard proceed out of town on the B3254. Follow the signs for St Cleer and before reaching the village take the right turn signposted Darite. Follow this road for a couple of miles passing through the village of Tremar. On reaching the T junction turn right towards Darite and then bear left into the village. Proceed along this road turning left opposite the school and continue up the hill where you will find the entrance to Eddystone View on your right. The approach is over a fairly narrow road.
