We offer two services to Landlords, Managed and Let Only.
Our Let Only service includes points 1-6 detailed below
1 Providing a free rental valuation and advising as to the likely rental income.
2 Extensive pre tenancy marketing including the preparation of property details with floor plans.
3 Detailed referencing of prospective tenants together with right to rent checks. Seeking additional security where necessary by way of a guarantor and referencing the same.
4 Liaising with a Landlord's mortgagees where necessary with regard to references and the tenancy agreement.
5 Preparation and execution of the initial tenancy agreement.
6 Collecting the first month’s rent and paying this over to the Landlord less any fees or expenses due or incurred for the period. Payments will be made by bank transfer within 10 days of the commencement of the tenancy and a detailed statement will be provided.
7 Taking a deposit from the tenant and passing this to the Landlord to deal with under the requirements of an approved deposit protection scheme. Proof of the scheme to be used will be required prior the signing of the tenancy agreement.
Our Managed service includes the above points and those detailed between 8 -15 below
8 Ongoing rent collection and paying this over to the Landlord (normally within 10 days of collection) less any fees or expenses due or incurred for the period. Payments will be made by bank transfer and a detailed rent statement will be provided.
9 Arranging with utility companies (electricity, gas & water) for meter readings and advising them of the transfer of service to the tenant at the beginning of each tenancy. We do not contact telephone, satellite, cable, TV and broadband providers.
10 Periodic property inspections with a report sent to the landlord. Responsibility for and management of an empty property is not included, and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent.
11 Being the first point of contact for your tenants regarding repairs and maintenance.
12 Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
13 Making payments on behalf of the Landlord from rents received for costs in managing the property.
14 Where necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the deposit.
15 Collecting and forwarding the Landlord's mail during the term of the tenancy.
