This is a Wessex Millbourne Classic 40` x 20` that comprises 3 bedrooms, one with an en suite shower room, inner hall, family bathroom,open plan living area with dining space and a kitchen that is partially separated by a half wall.
Outside
The lodge is surrounded by landscaped gardens comprising patios, flower beds, shrubs, a brick paved patio and an area of raised decking with doors opening into the living area. There is also a handy shed to the rear.
Parking
There is off road parking for one car to the side of the lodge and visitors parking is available close to the property.
Services/Utilities
Water, drainage, lpg gas and electricity is metered and via the park.
Heating
lpg central heating to radiators from a Worcester combi boiler situated in a cupboard in the kitchen.
Telephone/Broadband
Both are connected.
Use and Occupancy
The lodge is for holiday and recreational use only, it cannot be used as your only or main residential home. You are entitled to use the lodge each year from 01 March to 31 January.
Holiday Letting
The lodge cannot be hired out, it can only be used by the owners and their family. A copy of the park rules are available on request.
Park Facilities
Beautifully maintained grounds with a spacious dog exercise field. There`s a convenient on-site office and you can even enjoy a scenic walk through Kilminorth Woods all the way to Looe, directly from the park.

Tenure
The lodge is held on a licence until 19th April 2041.
Site Fees
There is an annual pitch fee and for 2026/2027 this is £4,478 inclusive of vat.
Rates
Rates payable via the park are £850.00 inclusive of VAT for the period 01/04/26 - 31/03/27.
Resale
Should you sell the lodge during the period of the licence a commission of 15% plus vat based on the selling price is payable to the Park.
Agents Note
Pets are permitted with the written permission of the Park Manager. This permission may be withdrawn should the animal cause a nuisance.
Directions
Proceed out of Looe towards Polperro on the A387. After approximately 2 miles you will find a right turn signposted Oaklands Park. Follow this road for a few hundred yards and take the right hand turn sign posted site office. Follow the main park road around to your left and continue towards the end of the road taking the second turning right, number 4 is the first one on your left.
Note: Oaklands Park is on the bus route and a stop is situated at the end of the road just a few hundred yards from the park.
