Originally a single storey building that was part of the Old Mill complex in the heart of the village, Rose Cottage was described by a local historian as The Old Wash House. The building was extended in the late 1800's when two further storeys were added with an enclosed courtyard. It was one of the first houses to have electricity installed in the 1920's. The current owner, moved to the cottage in 1969 and created her working pottery studio on the ground floor. She had stairs installed to enable internal access to the upper floors thus linking all three floors together. With the addition of two butlers sinks, an enamel stove to the rear wall and two kilns, she made and sold her pottery from the workshop. Her work has been widely collected, with pieces bought on behalf of the Queen and also sold in London at Liberty and Harrods. She used the bright sun porch to paint many pastel works, now mostly in private collections. The pottery closed in 1991 and the property was then let through the holiday season. In 2018 after particularly cold weather, a pipe burst and the cottage was flooded. There followed a complete renovation and redecoration which was completed in 2020. This truly is a cottage that must be viewed so as to fully appreciate the tremendous potential it offers and its superb location within the village.

One of the most popular places in Cornwall, the village of Polperro is undoubtedly one of the prettiest. Packed tightly into a steep valley on either side of the River Pol, the quaint colour washed cottages and twisting streets offer surprises at every turn. With its protected inner harbour full of colourful boats, it is still a working fishing village, although tourism now provides the main source of income. The coastline here is part of the 80 mile south Cornwall Heritage Coast, and from Polperro beautiful walks extend to Talland in the east or Lansallos in the west, both with beaches and interesting churches.

The ground floor is accessed via folding doors from Mill Hill whilst the main accommodation is accessed via a flagstoned courtyard garden, leading to both the porch and kitchen doors.

Agents Note;
The owner informs us that the following works were carried out after the burst pipe caused flooding.
Heritage preservation were instructed to carry out specialist preservation and replacement of the floors and ceilings with joist repairs and protection. Specialist tanking and insulation was carried out to most exterior walls of the cottage and there is a ten year guarantee from 2019. Two local contractors also worked on the interior, exterior and the roof, installing new lintels and wooden doors to the workshop. A new slate roof with lead flashing and gutters was added to the kitchen as was the tongue in groove ceiling. A new damp course, tanking to exterior facing kitchen walls, damp proof membrane, stud walls and panelling. New skirting boards throughout. The cottage has been completely rewired.
A full list of works would be made available to a purchaser.

On entering Polperro go straight over the mini roundabout with the Crumplehorn on your left. Proceed along the main road (The Coombes), continue past the Claremont Hotel and take the next right into Mill Hill. Follow the road past the model village on your right and the cottage can then be found a few yards along on your right. Due to the narrow streets and the lack of parking within the village we would strongly advise those viewing the premises to park in the main car park, which is just before the mini roundabout, and proceed on foot.
